Porting

Our porting service lets your client move to a new property and take their existing mortgage with them. Plus, if they want to borrow more or reduce their loan, they can do that too, subject to full underwriting and meeting our criteria.

If your client is porting their mortgage, this must be requested via the manual porting procedure. The application is not to be processed as a new application with a new product being selected, otherwise the ERC will be chargeable. Who can use the porting service?

Before you get started, please make sure that your client can use this process. While we’d like to make this available to as many West Brom borrowers as possible, there are some scenarios that mean you won’t be able to:

  • We can’t port an existing shared ownership customer who is moving to a non-shared ownership property. Instead, you’d need to choose a product from our current product range and continue through our standard purchase/remortgage process. If your client is staying with us, we’ll refund the early repayment charge. In this case, please let us know before the case is submitted.
  • If your client is an existing help to buy customer and they’re moving to a non-help to buy property, you’ll need to select a new product from our current range and submit your application in the usual way. Any early repayment charges will follow the same rules as standard porting.

This doesn’t mean that we can’t help an existing West Brom borrower port their product, but they’ll need to contact us directly to go through our existing borrower process.

There are also a few scenarios where your client will need to contact us directly:

  • If they are behind on their payments.
  • Marital disputes.
  • Where there is a product switch application already in progress.
  • If your client wants to add or remove a party (known as a transfer of equity) during the mortgage process.

Steps to porting

To help speed things up, here’s what you’ll need to know before completing our porting form:

  • Your clients mortgage account number.
  • The sort code and last four digits of the bank or building society account your client’s mortgage is paid from.
  • If it’s a simple port, or whether your client wants to change their mortgage size (either borrow more or reduce their loan). If additional funds are needed and a product is selected from our switcher range, a £99 fee will be charged.

  1. Complete the porting illustration request form.
    If the port includes additional borrowing, please choose a product from our switcher range if the amount is less than £40,000.
    If it’s larger than £40,000, you can select from our purchase range or switcher range.
  2. We’ll then check the form, create an illustration and email it to you.
  3. If your client is happy to continue with the port, complete the porting application form and return it to us at processing.team@westbrom.co.uk by secure email. In this email, you’ll need to include:

  4. We’ll complete our checks and let you know if we’re able to progress with the application. We’ll be in touch along the way to let you know when the port will happen.

Secure email

You can send your client’s personal data including further advance applications, mortgage review applications and income evidence via our secure email facility. There is a limit of 15MB, so if you need to send documents that are larger than this, you’ll need to send them to us on separate emails.
